Abstract THE DESIGN OF VALUE STREAM MAPPING IMPLEMENTATION IN THE PROCESS OF BUILDING HOUSES IN LOW COST HOUSING Low-cost housing is a housing intended for the low-income community built by developers. While the number of people who are interested in this type of housing is increasing, in practice however there is often a delay due to waste in the development process. The purpose of this study is to analyze waste in the low-cost housing construction process. The methods used include the Value Stream Map (VSM) which consists of the Current State Map to describe the existing conditions of the development process and the Future State Map as a recommendation for improvement. In addition, the Waste Assessment Model (WAM) was also conducted for the assessment of waste and Root Cause Analysis (RCA) to analyze the root causes of waste. Data was collected through field observations, interviews, and questionnaires with 17 contractors who were building houses on four low-cost housings. The Current State Map analysis successfully maps out various waste and duration throughout the development process. Continued assessment using WAM to produce waste starting from the top ranking are Defects, Waiting, Motion, Overproduction, Inventory, Transportation and Processing. The RCA results found 2 main root causes, namely the funding factor (Money) and the human factor (Man). In the Future State Map, the Pull System is proposed through the implementation of the Kanban System and the involvement of logistical operators in the housing construction process run by the contractor.
